This year’s Saskatoon & Region Homebuilders’ Association Parade of Homes includes a show home in the popular enclave of Warman. Located in the Legends development at 605 Weir Cresecent, the modified bi-level ticks all the boxes for a family looking for a great place to put down roots.
The first thing visitors will notice is the three-car garage in the front, notable because it speaks to the wider lot size in Warman.

“So many people are buying out here in Warman because you get more space. Plus, there’s green space,” says realtor Jim Kelley, noting the Warman lots are generally bigger than the lots in Saskatoon.
At 1,442 square feet, the floor plan has a lot to offer growing families. From the generously portioned primary bedroom to the engineered hardwood in the main living area to the heated tile floors in the bathrooms, this home combines family-friendly functionality with sophisticated design.
The kitchen, dining room and living room are all open concept. The kitchen has quartz countertops and high-end cabinetry. The island is big enough to accommodate entertaining guests or homework sessions.
The living room has a modern fireplace and floor to ceiling windows.
Up a short flight of stairs, the primary bedroom is a little removed from the rest of the home activity, creating a quiet haven for homeowners. A large walk-in closet and generous ensuite bathroom complete the homeowners’ retreat.
A favourite design feature in all Pawluk homes is the ample storage and closet space throughout. In this modified bi-level plan, an extra closet has been added just outside the primary bedroom. And extra drawers and cabinets can be found in each of the bathrooms.

The main level also has two other bedrooms and a bathroom.
The floor plan can also be tweaked to fit lots in Saskatoon. Seeing it fully staged in the Parade has helped more than one family make a decision to purchase. The Parade Home also boasts a fully finished basement with oversized windows to make it feel less like a basement and more like an extra floor. The basement has two bedrooms, a bathroom and a family room.
Another feature that has captured the interest of parents and children alike in this show home is the under-stairs storage, also known as the future site of forts and secret hideouts.
With the attention detail evident in all the finishing from the baseboards to the mechanical room, it’s easy to have peace of mind when it comes to buying from Pawluk.
“Take a look at other homes. Like really look at them. You’ll see the quality. We’ve had our trades working with us for ten years and it shows,” says Kelley. He adds that all Pawluk built homes have a 10-year progressive warranty.
Warman has become a popular choice for parents looking for a quieter life, close to good schools and still possessing a large yard. The backyard has a composite deck for easy maintenance, overlooking a green space with trees.
